Your Lien Rights Under Idaho Law
Idaho Code Title 45, Chapter 5 grants contractors, subcontractors, and material suppliers the right to file liens against real property when unpaid. The Idaho Legislature’s framework is detailed and procedurally unforgiving.
Filing Requirements and Deadlines
Liens must be filed within 90 days of the last date work was performed. Foreclosure actions must commence within 6 months. Subcontractors must provide preliminary notice within 10 days of first furnishing labor or materials. Missing any deadline can invalidate your lien entirely.
